The Property:
"Le Boulevard" has been completely renovated by local craftsmen and accommodates 12 people in comfort. In a quiet location on the edge of a small village (where the bar serves traditional country food) it faces south with views over gently undulating countryside. It is approximately 10 minutes drive to Chef Boutonne and Sauze Vaussais with their restaurants, shops and supermarkets.
Many of the internal walls have been stripped back to the original stone and the magnificent stone fireplace in the salon has been restored. Many of the original beams have been retained.
On the ground floor there is a spacious entrance hall from which stairs lead to the first floor. Off the hall is a salon (approx 30 sq m) with sitees and TV. Also off the entrance hall is the large kitchen/diner (45 sq m) with a table seating up to 12 people. The kitchen is fully and newly equipped with gas cooker/oven, microwave, dishwasher, fridge/freezer and a full range of utensils. Off the kitchen is a separate utility area with a washing machine. Also on the ground floor there is a double bedroom which looks across to the garden/pool. Adjacent to the bedroom and utility area is a shower room and toilet suitable for people with impaired mobility.
On the first floor are 4 spacious bedrooms, 1 double, 2 with three single beds and a twin room with a cot. All the bedrooms, which lead off a large gallery area, have exposed beams and some walls of natural stone. There is one bathroom/toilet with a bath and shower over; there is also a shower/toilet room.
Central heating - The house is fully centrally heated for winter lets. There is a wood burning stove in the salon
The grounds:
The garden, of approximately 50 x 35 metres (just less than half an acre) is all at the front of the house. It is mainly lawn around the 10 x 5 metre heated swimming pool with Roman steps and underwater lighting. The pool can be used from early May until the end of September. The former piggery is now a shade area beside the pool.
Barns - On one side of the house there is an open-fronted barn with a barbeque and large table and chairs for meals al fresco. On the other side is another barn where cars can be parked

There is a simple, but extremely friendly, bar/restaurant in the village and vans selling local produce, including bread, call in the village daily.In the nearby town of Sauzé-Vaussais there are public tennis courts and the Charente River is only a short drive away
