Living room - Very well furnished with lovely stone fireplace, incorporating a wood-burning stove. There is a television (with BBC) and video. The dining room end (seats 8) opens with 2 double French doors onto the tiled terrace, which overlooks the swimming pool.

Bathroom - Newly decorated with bath, shower cubicle, electric towel rail and w.c.

Bedroom 1 - King-size bed, wardrobe and chest-of-drawers, providing ample storage

Bedroom 2 - 2 single beds, wardrobe and chest-of-drawers, providing ample storage

Stairs leading down to orchard level:
Large basement with table-tennis. Off of this is a separate apartment comprising of a twin-bedded room, shower room and laundry room with washing machine. The apartment also has a door leading outside

There is a travel cot and highchair (hooks onto the back of a chair) for our smaller guests

There is car parking in the courtyard and space for two further cars under the tiled arbour

Heating for the property is provided through electric heaters in the Kitchen, living-room, hall and bedrooms

The grounds:
On the terrace there are tables and 8 chairs, there is an automatic awning for protection from the heat of the day. The terrace leads down to the fenced, 10m x 5m swimming pool, where you will find Loungers and a barbecue. At the side of the pool there is lighting and a shower. The garden has lawns, flower-beds and swings for the children. The orchard, below the parking area, has fruit trees and plenty of space down to the farmer’s woodland. There is also a meadow off the garden and orchard. In all the grounds total app. 3 acres

Nearby:
Peaceful, yet close to town, with 2 supermarkets, restaurants and coffee-shops.

There is canoeing on the river Dronne at Riberac, where tennis and horseriding can also be found; there is also a golf course in Aubeterre

River beaches are nearby and there are many lovely walks that can be taken

Places to visit include - Riberac market and town, Auberterre-sur-Dronne, Perigueux, Brantome, St Jean-de-Cole, Les Tourbieres. There are also many small towns and villages to be explored
